    THE CROMFORD MARKET UPDATE

    As of March 15, 2025, the average sales price per square foot (sales $/SF) across all areas and types is $314.40, a 0.7% increase from February’s $312.16. While we had forecasted a slight decline, prices have exceeded expectations, especially in the higher-end market segments, where closing volumes were stronger.

    Pending listings show an average list price of $334.28 per square foot, staying relatively steady from February. This suggests that closing prices will likely remain stable through mid-April. Foreclosure activity remains low, with only 0.9% of listings in pre-foreclosure.

    Looking ahead, we forecast a slight decrease in prices, with a 90% confidence that the average sales $/SF will fall between $306.75 and $319.27 by mid-April. However, we’re seeing a dip in active listings’ prices, which typically precedes changes in closing prices.
